Do you pay market value?

No, and no cash buyer does. We buy below retail because we take on the repairs, the carrying costs, and the risk that the house holds surprises. What you get in exchange is speed, certainty, and nothing out of pocket. For a lot of sellers the net after commissions, repairs, and a few more months of payments lands closer than they expect.

How long have you been doing this?

We are a newer company, and we would rather say that than pretend otherwise. What we will not do is waste your time. You get a written offer, the math behind it, and a clear answer about whether we are actually the right fit. If we are not, we will say so.

Are you going to list my house instead of buying it?

No. We are investors, not real estate agents, and we do not earn a commission on your house either way. If listing serves you better we will refer you to an agent we trust and step out of it.

Might you sell your contract to another buyer?

Sometimes, yes. We buy some houses ourselves and on others we assign our purchase contract to a partner or another investor who closes in our place. Either way the price you agreed to does not change and your closing date does not change. We put this in the contract in plain language so there are no surprises.

What if I am already in foreclosure?

Call as soon as you can. North Carolina power of sale foreclosures move faster than most people expect, and options disappear as the sale date gets closer. There are usually still several available: reinstating the loan, a short sale, selling before the auction, or in some cases us bringing the loan current. The worst outcome is waiting until the week of the sale.

The house is full of stuff and I cannot deal with it.

Leave it. Furniture, appliances, a garage packed to the ceiling, all of it. Take what matters to you and we handle the rest after closing. This is the single most common thing people apologize for and it genuinely does not change how we look at the house.

There are multiple owners or the estate is not settled.

Normal, and workable. We can hold a contract while probate finishes, and every heir or owner gets the same written offer so nobody feels rushed or cut out of the conversation.
